Section 22-13 Reduction of yards or lot area.
(a) Except as provided in section 22-25, no lot existing at the time of passage of the ordinance from which this section derives shall be reduced, divided, or changed so as to produce a tract of land which does not comply with the minimum dimension or area requirements of this chapter for the district in which it is located unless such reduction or division is necessary to provide land that is needed and accepted for public use. (b) When an accessory building is to be located on a corner lot, the side lot line of which is substantially a continuation of the front lot line of the lot to its rear, such building shall not project beyond the front yard required on the lot in rear of such corner lot. (c) In the case of double frontage lots, accessory buildings shall observe front yard requirements on both street frontages wherever there are any principal buildings fronting on such streets in the same block or adjacent blocks.
